Designing an ADU for More Space

Design build firms have noticed the growth in the number of homeowners who choose to build an ADU, or an Accessory Dwelling Unit. In many areas where the living costs are high, families have the option of building an ADU on their property and renting it out.

The beauty of an ADU is you can build it on your property as long as you have the space and the local laws allow it. It doesn’t have to be for renting out, either; an ADU can be an extra living space for various purposes. You can use it as a spare room for guests and family, separate living quarters for your parents, a work or study area, or a unit for when your teenager wants to try becoming independent.

The first thing you will notice about an ADU, however, is the limited floor area. Most ADUs are small, so you can even find them atop a garage, for instance.

You can make your ADU more habitable and a little less cramped by applying these ideas:

Build Smart Storage

To avoid using up too much floor space, take advantage of smart storage options. Build shelves and cubbies on the walls. The space above doors and windows are prime candidates. You can also build a loft or several lofts. If that space is too high, get a rolling ladder.

Hooks and brackets can keep some of your gear out of the way. For example, a bike can be suspended on brackets; ditto with bags, jackets, scarves, or even shoes. If there is a staircase, use the area under it as a cabinet or a set of drawers for more storage. You can ask your custom home builders to design these things for you so everything is built-in.

Use Smart Furniture

Furniture can do double duty. For example, instead of a traditional bed, get a futon you can roll up or a sofabed that converts into added seating for your ADU. Another option is a murphy bed that you can store out of sight when not using it. If there is enough space, build a bed on a loft. You can even add extra storage under that loft. 

Replace a bulky coffee table with an ottoman, which doubles as an extra chair. A nesting table is great both for extra table space and extra seating whenever needed.

Mount any appliance that you can, including your TV, gaming console, speakers, etc. 

Use Optical Tricks in the Bathroom

Instead of separating the shower area with a different set of tiles, use the same tiles for the entire bathroom. Use one set of tiles for the walls, as well. Use a glass partition or door for the shower area and not a bulky shower curtain. 

Get one of those wall-mounted toilet seats. And don’t forget to use a large mirror on one wall to make the area look bright and spacious.
