What Is the Homeowner’s Role In the Design-Build Process?

The homeowner’s role can vary in a design-build project. Some might be very hands-on and make sure that they’ve signed off on every little detail, while others will leave all the work to design-build firms and only sign off on expenses.

A good design-build project needs to have balanced input between homeowner and remodeler, and in today’s post, J Bryant Boyd Architect Design-Build shares insight on what a homeowner’s role should be in an ideal scenario. 

Initial Discussions

A key element of a design-build project is design: you’re not building on the old bones of an existing structure, but rather you’re building from scratch. As the homeowner, the building’s design has to cater to your needs and wants. This means you have to be as direct as you can with your custom home building services contractor when discussing what you like and what you don’t like, what is working for you and what isn’t. You don’t have to be well-versed with the intricacies of remodeling work; you only need to have you and your remodeler on the same page.

Designing the Project

As you and your remodeler progress beyond the initial planning stages, you’ll begin to explore the components that will go into the build plan and, ultimately, into the completed project. As designers, we are trained to work with rigorous client demands. We can recommend products, options and designs to you, but ultimately only you can tell whether or not they’re working. What you shouldn’t do is wait until the project is complete before you raise your concerns about the project.

Build Phase

Before the project enters its final phase, make it a point to meet with your remodeler and go over the plans. Make sure that you are 100% happy with the plans because once the project has begun, major changes and do-overs can be very costly and time-consuming. It would also defeat the purpose of the design-build process.
