Our architecture services include custom residential home designs, residential and commercial remodeling, additions/alterations, restorations, and historic home renovation/preservation.
Architecture & Design-Build
CONCEPTUAL DESIGN PHASE (Phase 1): This initial phase includes a meeting to discuss the overall process, budget, and sign the pre-construction contract. If your project is a remodel, an as-built measure will take place (if necessary). A design meeting will then take place to discuss your goals, desires and preferences for your home. Our designer will then develop sketches and outline specifications for the conceptual and schematic design, and will then do an initial floor plan design and elevation presentation. Detailed functional needs and spatial relationships are discussed and resolved in accordance with your mark ups and comments derived during the review of the schematic design. A basic three dimensional model is then created, along with a basic site design. The time frame for this phase can take up to 30 days or more.
PRELIMINARY PRICING PHASE (Phase 2): During the Preliminary Pricing Phase, all the details of architecture, including selections and interior finishes, are documented to create a seamless construction phase. Once initial selections are determined, a preliminary pricing estimate is created and presented. Any changes to the plans based on the preliminary estimate would take place at this time. The time frame for this phase is 1-2 weeks. Our contracted interior designer will work with you during this time to assist you with your selections and gather all data needed for the Construction Budget Phase.
FINAL DESIGN/CONSTRUCTION DOCUMENTS PHASE (Phase 3): This phase encompasses the development of construction documents, engineering documents, mechanical and plumbing drawings as needed. The time frame for this phase is approximately 3 weeks.
CONSTRUCTION BUDGET PHASE (Phase 4): At this time, foundation engineering and septic engineering (if applicable) will take place. Our Estimator will then solicit subcontractors for bids and a final construction estimate will be created and formally presented to you.
CONSTRUCTION BEGINS! Once the initial three phases are complete, we are ready for construction. A construction contract is signed, deposits are made and permits are applied for. This process takes approximately 2 weeks and then construction of your dream home begins!
SCHEMATIC DESIGN PHASE (Phase 1): This phase includes: initial site visit; multiple 1/4 inch scale conceptual design presentation drawings; preliminary presentation of floor plans and front elevation. As in the Design-Build process, this initial phase includes a meeting to discuss the overall process, budget, and sign the design contract. If your project is a remodel, an as-built measure will take place (if necessary). A design meeting will then take place to discuss your goals, desires and preferences for your home. Our designer will then develop sketches and outline specifications for the conceptual and schematic design, and will then do an initial floor plan design and elevation presentation.
DESIGN DEVELOPMENT PHASE (Phase 2): Phase 2 for architectural only services includes the development of the architectural plans and design drawings. Detailed functional needs and spatial relationships are discussed and resolved in accordance with your mark ups and comments derived during the review of the schematic design. A basic three dimensional model is created, along with a basic site design. The time frame for these two phases can take up to 30 days or more.
CONSTRUCTION DOCUMENTS PHASE (Phase 3): The final phase of the architecture process includes development of final construction documents and presented to you upon completion.
